Our Proposals


Vistry Homes’ is proposing a mixed-use new community that forms a well-connected and integrated part of the wider allocated site at Tollerton Airfield.

Vistry Homes has sumbitted a hybrid planning application to Rushcliffe Borough Council for around 1,600 homes. This comprises:

  • an outline application for approximately 1,200 homes, with all matters reserved;
  • a full application for approximately 400 homes.

Vistry Homes’ proposals include:

  • around 1,600 homes, of which approximately 400 will be a full application and approximately 1,200 an outline application;
  • a primary school;
  • supporting infrastructure including highways improvements, open space, sports pitches, landscaping and drainage features;
  • contributions to provide the necessary infrastructure and local services through a S106 agreement;
  • demolition of the café and air traffic control building on site and the existing runway.

The development will have a unique character and identity, with extensive green spaces, character areas, a proposed new primary school and strong design references to the site’s former use as an airbase.

The new homes will be located within a network of connected and accessible green spaces containing safe routes for walking and cycling, which will connect seamlessly with the wider allocation site to create a truly integrated new neighbourhood.

Significant landscape and ecology aspects will be incorporated. The land which falls outside of the site allocation area is not proposed for development.

Planning Application


A hybrid (part full and part outline) application is proposed for approximately 1,600 homes.

Access & Movement


With two frontages on to Tollerton Lane, vehicular access is proposed to be taken from this road.
